It is rented directly from the owner, with no agency commission: fully furnished, ready to move in with nothing left to buy.
Three full-size bedrooms and four bathrooms provide plenty of space for a family or a group. The spacious living room with floor-to-ceiling windows is combined with a modern kitchen and opens directly onto the terrace and private pool.
The villa comes fully equipped with furniture, appliances and thoughtful lighting. It suits families wintering in Phuket, remote workers and long relocations: official Immigration registration is available if you need a visa or stamp extension, and we can arrange an airport transfer.

LOCATION
Nai Harn and the neighbourhoodThe villa sits inside the gated Nai Harn Baan Bua estate in southern Phuket: tropical greenery, ponds, walking paths, a children's playground and 24/7 security. This is one of the calmest parts of the island — no noisy tourist strips here.
About two kilometres away is Nai Harn, one of the finest beaches in Phuket. Next to it lies Nai Harn lake with a large playground and a sports area — a good place for a morning run or a walk with children.
Five minutes by car or scooter brings you to the small, quiet bay of Ya Nui, excellent for snorkelling, and to the little Sangchai beach with sun loungers and a café. Shops, cafés, restaurants, bars and pharmacies are all close by.
Getting around Phuket on foot is not practical — Thailand has very little pedestrian infrastructure, so we recommend renting a scooter or a car. What matters more is that everything you need is within a few minutes, and you will not be sitting in traffic, which in high season is considerable.

Everything guests usually ask before bookingHow many guests can stay?
The three bedrooms sleep six guests. All beds are doubles — if you prefer separate duvets, we provide two per bed.
One extra bed can be added for 5,000 THB for the whole stay.
How long can I rent the villa for?
It depends on the current bookings and is agreed individually. Tell us which period you have in mind and we will reply with a quote. The longer the stay, the lower the nightly rate.
What is included in the price?
Accommodation, high-speed Wi-Fi, Netflix, weekly cleaning, a change of bed linen and towels, pool maintenance and garden care.
The villa is fully furnished: appliances, tableware and kitchen equipment are all in place, there is nothing left to buy.
How are electricity and water paid for?
Separately, by meter, according to actual use. Electricity is 6 THB per kilowatt, water 37 THB per cubic metre; water use is usually up to 10 cubic metres a month.
Consumption varies a lot between guests and depends mostly on the air conditioning. Every room also has a ceiling fan: some guests find that enough, others run both. In our experience a month comes to between 7,000 and 25,000 THB. Switching the air conditioning off when you are outside keeps you near the lower figure. Meters are read on arrival and on departure.
Is a deposit required?
Yes, a deposit is paid on arrival; the amount depends on the length of stay. Utility costs are deducted from it and the balance is returned when you check out.
How can I pay?
In cash. By transfer in Thai baht to a Thai bank account — possible even if you do not have an account in Thailand. By transfer in roubles at the Avosend exchange rate.
From a Russian card via Avosend, or by transfer to Wise or Revolut. Payment to a Russian company for travel services is also possible.
If a direct card transfer is easier: from a Russian card via the SBP instant-payment system, from a Thai card by QR code.
What are the check-in and check-out times?
Check-in from 15:00, check-out by 12:00. If the dates allow, a late check-out can be arranged — just ask in advance.
Are children and pets allowed?
Children are very welcome: the estate is gated and secure, with tropical greenery, ponds, a playground and comfortable walking paths.
Pets are not allowed. We do not host parties or events.
Do you provide Immigration registration?
Yes. If you need a visa or stamp extension, we file the official registration at the address of stay. Let us know in advance and the paperwork will be ready for your arrival.
Is there an airport transfer?
Yes, 1,200 THB for a minivan seating up to 10. It is booked in advance and paid separately. The airport is 48 km away, one to one and a half hours depending on traffic.
The floor plan shows four rooms but only three bedrooms. Why?
The fourth room is the owner's study: it stays locked and is not part of the rental. Guests have three bedrooms, each with its own bathroom, plus a guest toilet. The rest of the house, the pool and the terrace are fully available.
Where can I park?
The villa has a covered garage and one more parking space next to it. There is plenty of room for scooters.
Is smoking allowed?
Outdoors yes — the terrace, the pool area and the garden. Smoking indoors is not allowed.
